Luxury residential interior design, done properly
Johannesburg’s luxury residential market — Sandton, Bryanston, Hyde Park, Waterfall and Steyn City — is not short of designers. It is short of studios that can take a private home from first sketch through to final styling without handing the client between five different companies along the way. That is the gap HEID fills: one senior team, one point of accountability, from concept to the day you move in.
A private residence is not a commercial fit-out with a bigger budget. It carries a different kind of pressure — the client lives with every decision, every finish, every piece of joinery, for years. That is why we keep residential teams small and senior. Hendrikus Erasmus is personally involved in every residential project HEID takes on, from the first walkthrough of the site to the final punch list.
How we work on a residential project
Every home starts with a brief that goes deeper than square meterage and style references. We sit down with you and interrogate how the household actually lives — who uses which spaces, how you entertain, what needs to be quiet and what needs to be social, and what the budget will genuinely carry before a single concept sketch is drawn.
From there, the process runs in stages: concept design, technical documentation, procurement of furniture, fittings and finishes, coordination of appointed trades, and on-site project management through to installation and styling. Where an architect is already appointed, we work directly alongside them on the interior scope. Where there is no architect, HEID takes full responsibility for the interior architecture as well as the decor.
Delivered work
HEID’s residential and hospitality-adjacent private work includes 23 on Hazelwood, where the brief spanned both new-build construction and remodelling — completed to the client’s satisfaction on a project that ran start to finish under one studio. Our residential portfolio also includes full-home projects across Johannesburg’s northern suburbs, handled with the same turnkey approach: one design team, one procurement process, one project manager, from first conversation to final handover.
The studio’s broader body of work — corporate interiors for Garmin SA and Bayport, retail fit-outs for Garmin SA and Verimark, and six completed restaurants including Chinese Grill, Social Grill, MooMoo and Montanelli’s — reflects the same standard we bring to private homes: rigorous space planning, considered lighting, and a finish that holds up under daily use, not just under photography.
What sets a private residential project apart
Discretion is standard, not an add-on. Private residences are handled privately — we do not publicise a client’s home without explicit permission, and site visits, deliveries and trades are managed with the same discretion you would expect from any professional working inside your home. We are registered members of SACAP.
Our aesthetic — eclectic, bold, visually exciting and built to outlast the trend cycle — is applied to each home individually. We do not have a house style we impose on every project; we design around how you actually want to live, and build a scheme that will still feel considered in ten years, not just on the day of the reveal.
Project minimum
We typically take on residential projects from R750,000, with smaller scopes considered case by case where the brief is a good fit for the studio. Stating a floor upfront means the conversation starts from a realistic place for both sides.
